Mold Removal is often times best left to the professionals. Without conducting
a proper Mold Inspection and Mold Testing prior to the start of a Mold Remediation project will often times spell disaster. Mold Abatement can be complicated, therefore it is vital to know the extent of the damage and to establish proper containment before beginning the Mold Cleanup Process.

 

When is the Mold Remediation Complete?

There are many mold remediation companies out there that are only interested in a quick buck. It is important to avoid these slick talking salesmen who understand little about how a building envelope is designed and therefore can't possibly remove a mold problem permanently from your home.

Why is this you ask? Because the mold remediation process is never complete until you first fix the water or moisture problem that caused the mold to grow in the first place. In fact, you should never start the mold removal process until the cause of the problem is fixed. It's the old putting the cart before the horse adage. If you don't fix the water issue first, the mold will come back. So always be sure to fix the problem first and then remove the mold!

Next, make sure that all physical mold has been completely removed. It is not sufficient to simply clean and encapsulate (the use of a sealer) the mold contaminated surfaces. You must completely remove the mold. This may include methods such as sanding or dry ice blasting. Then an encapsulant can be used to help prevent the mold from returning on the previously contaminated surfaces.

Next it is necessary to remove the mold that has become aerosolized (in the air). This mold can not be seen due to its size, and often can not be detected through your sense of smell. This mold can only be detected through laboratory testing which must be completed prior to beginning the mold remediation project. The removal of airborne mold is done through a combination of fogging, the use of commercial air scrubbers and cleaning and sanitizing the HVAC system (Heating, Ventilating, Air Conditioning system).

Once all physical mold has been successfully removed, the surfaces sealed and the air has been cleaned, post remediation testing is highly recommended. This is done by sampling the air once again for the purpose of confirming the building has been returned to condition 1 (a normal fungal ecology).

Once the clearance test results are in, and they pass, then and only then is the mold remediation project complete.
