a proper Mold Inspection and Mold Testing prior to the start of a Mold Remediation project will often times spell disaster. Mold Abatement can be complicated, therefore it is vital to know the extent of the damage and to establish proper containment before beginning the Mold Cleanup Process.

How Not to Remove Mold

So, you've discovered mold in your basement. What should you do next? Grab a bottle of bleach and start spraying? Wait until your husband comes home and demand that he rip out the moldy sheetrock at once? No, wait. Maybe you should call your uncle Louie. After all, he is a general contractor. He should know what to do.

STOP! Do not do any of the above. Mold removal should be left to the professionals. It can be labor intensive and more importantly, complicated. But just as important, it can be done incorrectly even by professionals. This is because mold removal is so widely misunderstood. This section is written to help the homeowner weed out the contractors who do not know what they are doing. In other words, not all mold remediation professionals are created equal. Some are not certified and do not have the knowledge to perform mold remediation right. Below is a list of things to watch out for.

Ozone Machines are discouraged for mold remediation by the
U.S. Environmental Protection Agency.

  1.  (Sodium hypochlorite) Better known as bleach: Chlorine bleach is corrosive and that fact is stated on the product label (not to mention the exposure hazards of dioxins). Yet the properties of chlorine bleach prevent it from “soaking into” wood-based building materials to get at the deeply embedded mycelia (roots) of mold. The object to killing mold is to kill its “roots”. Reputable mold remediation contractors use appropriate products that effectively disinfect properly scrubbed and cleaned salvageable mold infected wood products. Beware of any mold inspector, mold remediation contractor or other individual that recommends or uses chlorine bleach for mold clean up on wood-based building materials.
  2. Antimicrobials to clean drywall: Drywall, better known as Sheetrock, is an extremely porous material. Its material composition is also loaded with food for mold to grow. Once sheetrock gets wet, it must be removed and disposed of. This is due to the fact that mold has roots that will power their way through the sheetrock, making it impossible to prevent the mold from growing back after cleaning its surface. If a so called mold Remediation Company suggests cleaning and encapsulating the mold contaminated sheetrock, find another contractor that knows what he's doing.
  3. Clean and encapsulate contaminated wood surfaces: Wood with mold contamination is often found on attic sheathing as well as on basement ceiling rafters. When mold grows on these semi-porous surfaces they must be completely removed before using an encapsulant (sealing them). Removal consists of physically removing mold contamination from a structure. Physical removal should be the performed as well as killing and encapsulating the building surface. A mold remediation contractor should never encapsulate a contaminated surface before physically removing the actual mold contamination. Cleaning the surface mold is not sufficient! If a mold remediation contractor suggests that just cleaning is sufficient, thank him for his time and select a contractor who won't cut corners and will do the job right.
  4. Ozone to remove mold from the air: Many mold removal contractors can be as naive as everyone else. They read something on line that says Ozone generators will effectively kill mold in the air and they believe it. Why not, the site seems reputable. It has testimonials and even scientific research to back it up. Well guess again. Ozone is not a safe, acceptable, or effective mold remediation tool. It is specifically discouraged for mold remediation by the U.S. Environmental Protection Agency. Ozone readily damages all rubber and plastic parts it comes into contact with such as rubber and plastic components of appliances, electronics of all types, exposed electric lines and extension courts, and HVAC controls. Ozone is also unhealthy to humans according to the U.S. Environmental Protection Agency. Don't allow inexperienced, gullible mold removal companies to fool you. If the suggest Ozone as part of their mold remediation protocol, show them the door.
