Mold Removal is often times best left to the professionals. Without conducting
a proper Mold Inspection and Mold Testing prior to the start of a Mold Remediation project will often times spell disaster. Mold Abatement can be complicated, therefore it is vital to know the extent of the damage and to establish proper containment before beginning the Mold Cleanup Process.

 

Crawl Space Mold Remediation

Many homes in the North East United States have crawl spaces. A crawl space can be defined as a shallow area underneath a home that does not have sufficient height for a person to stand which allows access to plumbing, wiring and other utilities.

Crawl spaces are usually extremely conducive to mold contamination since they are dark, damp and offer many food sources for mold to grow. A major problem is that soil is extremely humid, causing mold to grow and since the natural airflow in a house is from bottom to top this warm, moist air rises in your home, bringing up with it the mold contaminated air. In fact, up to 60% of the air we breathe on the first floor of our home comes from the crawl space. Therefore, moldy crawl spaces can present serious health issues, often making the occupants of the home sick.

Insulation in crawl spaces, as well as the floor joists, cinderblock walls and even the plastic plumbing pipes often become contaminated, causing mold remediation to be necessary.

A crawl space remediation protocol will depend on the severity of the damage and the materials involved. Below is a worst case scenario of a typical crawl space mold remediation project. Bear in mind your problem may not be as severe.

  1. Fix any plumbing issues or other causes for moisture intrusion such as gutter and downspout issues.
  2. Set up containment to prevent the spread of mold to unaffected areas of the home.
  3. Install a commercial dehumidifier to lower the moisture content in the air. Often times this is a permanent installation.
  4. Establish proper engineering controls so that any combustion appliances and systems will not be impacted causing a back draft issue.
  5. Bag up and dispose of all contaminated insulation and debris throughout the crawl space.
  6. HEPA Vacuum all contaminated surfaces throughout the crawl space.
  7. Clean all contaminated surfaces with an EPA registered anti-microbial biocide.
  8. Sand wood framing to remove all imbedded mold contamination.
  9. Re-HEPA Vacuum all surfaces throughout the crawl space.
  10. Encapsulate all contaminated basement surfaces with an appropriate EPA registered mold resistant sealant.
  11. Clean and Sanitize the HVAC system. Mold will often times enter the duct work in a home through natural cracks in the system as well as through the furnace area and return vents. This mold contaminated air is then circulated throughout the home. If laboratory testing confirms this, air scrubbers must also be set up on each level of the home to remove the airborne contamination.
  12. Re-Insulate the crawl space.
  13. Supply and install 6 mil. plastic sheathing on the floor of the crawl space. This is designed to provide a vapor barrier preventing moisture from coming up through the ground which will cause mold to grow.
  14. Return after several days to remove the air scrubber(s).
  15. Break down and remove containment.
