Mold Removal is often times best left to the professionals. Without conducting
a proper Mold Inspection and Mold Testing prior to the start of a Mold Remediation project will often times spell disaster. Mold Abatement can be complicated, therefore it is vital to know the extent of the damage and to establish proper containment before beginning the Mold Cleanup Process.

 

Basement Mold Remediation

Basements are a common place for mold to grow. They offer many things that cause mold to thrive; specifically, moist air, plenty of food sources and darkness. So how can you prevent mold from taking over your basement?

  1. You must run a dehumidifier to keep humidity levels below 50%. This is critical because mold loves moist air.
  2. Make sure boxes and other porous materials are kept off the floor and away from walls. Better yet, avoid using cardboard boxes. Instead, store your items in plastic crates that have a lid. This will prevent mold from forming on the contents inside.
  3. Check your sump pumps on a regular basis. It is imperative that they always work as it only takes one flood to learn this important lesson. In addition, consider a battery backup to the pumps as electrical outages often occur during heavy rain storms.
  4. Make sure the gutter downspouts are pitched away from the foundation of your home, at least 6 feet.
  5. Check the grading outside your home. It should be sloped away from the foundation. If not, you will need to hire a landscaper to correct this problem.
  6. Avoid piling up mulch along the foundation as this traps moisture and can cause wet basement walls resulting in mold.
  7. Direct sprinklers away from the foundation of your home.

Basement remediation activities can be very labor intensive. The remediation protocol will depend on the severity of the damage and the materials involved. Below is a worst case scenario of a typical basement remediation project. Bear in mind your problem may not be as severe.

  1. Set up containment to prevent the spread of mold to unaffected areas of the home.
  2. Install a commercial air scrubber to remove airborne mold contamination.
  3. Establish proper engineering controls so that any combustion appliances and systems will not be impacted causing a back draft issue.
  4. Bag up all contaminated contents and transport them to an off site plant for cleaning.
  5. Remove contaminated materials. These can include sheetrock, paneling, carpet and padding, tile etc...
  6. HEPA Vacuum all contaminated surfaces throughout the basement.
  7. Clean all contaminated surfaces with an EPA registered anti-microbial biocide.
  8. Sand wood framing to remove all imbedded mold contamination.
  9. Re-HEPA Vacuum all surfaces throughout the basement.
  10. Encapsulate all contaminated basement surfaces with an appropriate EPA registered mold resistant sealant.
  11. Clean and Sanitize the HVAC system. Mold will often times enter the duct work in a home through natural cracks in the system as well as through the furnace area and return vents. This mold contaminated air is then circulated throughout the home. If laboratory testing confirms this, air scrubbers must also be set up on each level of the home to remove the airborne contamination.
  12. Return after several days to remove the air scrubber(s).
  13. Break down and remove containment.
  14. Return all contents to the basement.
